Mikhail
Kravtsov.

Investor. Educator. Builder.

Real estate is where my work starts. Education and technology are how that perspective reaches further.

I buy and sell property as an investor, develop educational platforms, and build SaaS services. This is a closer look at the interests that connect those different parts of my work.

The perspective

An investor’s mindset.
A builder’s instinct.

My work brings together three interests: real estate, education, and technology. They have different outputs, but they meet around a shared question: what makes an opportunity easier to understand and a next step easier to take? A property, a learning resource, and a software service can each be a different response to that question.

I see this site as a place to connect those interests without flattening them into a single description. Investing brings the property into focus. Education makes room to understand the ideas behind the work. Technology turns an identifiable task into something people can use.

You do not need to be interested in every part of the ecosystem to find a starting point here. Follow the property questions, explore a learning direction, or look at a platform through the lens of your own work.

Miami & the United States

A Miami base.
A broader view.

I’m based in Miami, Florida, while my real estate work looks at opportunities in the United States. A location gives a conversation context. The individual property, the people involved, and the purpose of the opportunity give that conversation its substance.

That distinction matters across the site. The Miami setting introduces where I am based; it is not a claim that every property or project belongs to the same market. When we talk about an opportunity, the place and the specifics should be visible from the beginning.

My role in real estate

A buyer and seller.
An investor’s perspective.

I invest on my own behalf. Property is the starting point, rather than a backdrop to the conversation.

I buy and sell real estate as an investor. My role is distinct from presenting myself as an agent for someone else’s transaction. The investing side of my work is about the opportunity itself and the questions that surround it.

My interests include commercial acquisitions through the Stack Method and residential rental investing through Section 8. These are different directions, with their own properties, structures, and operating questions. Bringing them together here helps explain the breadth of the interest while giving each its own space.

Commercial real estate

Look at the property.
Understand the acquisition.

Commercial real estate connects an asset with a proposed acquisition and an operating picture. That combination is part of what interests me: the building is tangible, while the questions around it can cross several areas of work.

The commercial direction also connects to education through Acquispo. It offers a place to explore acquisition workflows and the Stack Method, so the concepts can be discussed alongside the property rather than as an isolated diagram. The commercial investing guide is another entry point into that conversation.

The Stack Method

A structure worth
understanding.

The Stack Method is one of the commercial acquisition approaches connected to my work. Acquispo presents it as an approach combining a senior loan with seller preferred equity. That description provides a starting point for understanding the idea, rather than terms for a particular transaction.

Its place here is both investment-related and educational. A structure becomes more useful to discuss when the concepts are understandable and the unanswered questions remain visible. The dedicated guide introduces the method and points to Acquispo for its current materials.

This page introduces the direction. It does not turn an educational explanation into a proposal for a specific property or add financing terms that have not been established.

Section 8 investing

A residential direction.
A different set of questions.

Section 8 is another direction within my investing and education interests. It brings the focus to rental properties and the relationship between a potential opportunity, property research, and the local housing authority’s process.

S8 Deal Finder connects to the research side by helping people discover properties and compare estimated rents and cash flow. The learning direction is broader than a tool: it creates space to understand what those estimates represent and which questions need a closer look.

Education

Two paths into
the work.

Education is a distinct part of my work, with two directions: commercial acquisitions through Acquispo and residential rental investing around Section 8. Both connect ideas to practical questions. Neither needs to be treated as an afterthought to the other.

A useful learning path gives you somewhere to begin and a reason to continue. These two paths address different questions, so choose the one that connects with the opportunity or topic you want to understand.

Technology & SaaS

Build around
a useful task.

Software and SaaS services are another part of my work. A useful tool has a clear role: it might support research, organize learning, or connect business activities. The task gives the technology its purpose.

StackMeUp belongs to the business technology side, with AI-assisted workflows around content, conversations, and sales. That is a different role from a property research tool. The ecosystem makes room for both, while keeping their purposes visible.

For me, this is the connection between the investor, educator, and builder parts of the introduction: ideas are interesting, but the question is also what someone can do with them.

The ecosystem

Different destinations.
A connected perspective.

These five platforms appear across the site because they connect to the investing, education, and technology interests introduced here. Each destination has its own focus. A shared place in this overview does not make their tools or resources interchangeable.

Explore them by the question you are bringing. The descriptions below provide a starting point; visit each platform directly for its current materials and offering.

Acquispo

A destination for commercial acquisition education and workflows, including the Stack Method. Explore how the search for a property connects with the questions behind a potential acquisition.

Connecting the work

Understand.
Learn.
Build.

These are the three ideas that connect the interests on this page. Understand the opportunity in front of you. Learn the concepts that make it easier to discuss. Build something useful around an identifiable need.

They are a way to describe the relationship between the work, rather than a claim that every project follows one fixed internal process. A property opportunity, an educational resource, and a software workflow need different kinds of attention.

The practical connection is the next question. What do you need to understand? Which resource helps? What would make the task clearer or easier to carry forward? That is where the parts of this ecosystem begin to meet.

Collaboration

Bring an opportunity.
Bring a question.

I welcome conversations around real estate, education, and technology. A property opportunity, a learning idea, or a potential software collaboration can each be a starting point. The introduction is more useful when it explains what you are bringing and the role you have in mind.

You do not need to compress everything into a polished pitch. A clear account of the opportunity, its current stage, and the question you would like to explore is enough to begin a focused conversation.

A few useful distinctions

Questions & answers.

Are you a real estate agent?

I participate in real estate as an investor, buying and selling property on my own behalf. This site introduces that investment perspective alongside my education and technology work. It is not a directory of brokerage services.

Is your work limited to Miami?

Miami, Florida is my base. My real estate interests extend to opportunities in the United States. A conversation about a property should include its location and context so the opportunity can be understood on its own terms.

What are the two education directions?

Commercial acquisition education through Acquispo and residential rental education around Section 8. Both connect learning to practical questions, while addressing different property types, research needs, and workflows.

Where should I start with the platforms?

Start with your task. Explore Acquispo for commercial acquisition education, S8 Deal Finder for Section 8 property research, and StackMeUp for AI-assisted business workflows. The platform directory includes all five destinations and their current links.

Are the buildings and workspaces shown your properties?

The imagery on this page is AI-generated and illustrative. It represents the themes of the work; it does not document properties I own, completed transactions, real product interfaces, or a personal office.

Can I get in touch about a collaboration?

Yes. Use the contact page to introduce the opportunity, explain your role, and describe the conversation you would like to have. Property, education, and technology are all useful starting points when the purpose is clear.
